Sump pump installation and repair

A sump pump only matters on the worst night of the year. We install, replace and repair pumps so your basement stays dry when a Maryland storm hits.

Keep the basement dry

A pump that starts when the water rises

Most sump pumps fail quietly. The float sticks, the switch wears out or the motor simply gets old, and nobody notices until water is coming across the basement floor. We look at the whole setup: the pit, the pump, the check valve and where the water actually goes once it leaves the house.

If the pump is still sound, we repair it. If it is near the end of its life or undersized for the pit, we explain the replacement options and the price before any work starts, then install it and test it with water.

What's included

Water flowing from a drain pipe outfall

Warning signs

When your sump pump needs attention

These are the problems that usually come right before a wet basement.

Pump runs nonstop

A pump that never shuts off may have a stuck float, a failed switch or a missing check valve sending the same water back into the pit.

Loud grinding or rattling

Rough noises often mean worn bearings or debris in the impeller. A pump in that state can quit without warning during the next heavy rain.

Water in the pit stays high

If the water rises close to the rim and the pump does not kick on, the float or motor is not doing its job and needs a look.

Damp walls or musty smell

Moisture around the pit or along the basement walls can point to a pump that cannot keep up or a discharge line that drains back toward the house.

How the job goes

From the pit to the downspout

Check the pit

We look at the pit size, water level, inflow and the condition of the current pump, float and wiring connection.

Trace the discharge

We follow the line outside to make sure the water leaves far enough from the foundation and is not frozen, crushed or clogged.

Repair or replace

You get the options and the price first. Then we repair the parts that are worth saving or install a properly sized new pump.

Test with water

We fill the pit, watch the pump start and stop, confirm the check valve holds and show you how to test it yourself.

Why Empire

A dry basement you can count on

A sump pump job is not just swapping a motor. We look at why the old one failed so the new one does not fail the same way. The pit, the valve and the discharge line all get checked, and the work is done by licensed Maryland plumbers.

Sized for your pit

We match the pump to the pit and the amount of water your basement actually takes on, not a one-size guess.

The whole system checked

Check valves and discharge lines cause as many failures as pumps do, so we inspect them every time.

Price before work

You approve the repair or replacement price before we start. No surprise charges on the invoice.

Tested in front of you

We run the pump with real water before we leave so you can see it start, stop and drain.

How long does a sump pump usually last?

It depends on how often the pump runs, the quality of the unit and whether debris gets into the pit. A pump in a wet basement that cycles constantly wears out sooner. If yours is older and starting to make noise or run oddly, it is worth having it checked before storm season.

Often, yes. A stuck float, a failed switch or a bad check valve can usually be fixed without a new pump. If the motor is failing or the pump is undersized for your pit, we will explain why replacement makes more sense and give you the price first.

The water needs to end up far enough from the foundation that it does not soak back toward the basement. We check where your line ends, whether it is clogged or damaged, and suggest changes if the water is draining back toward the house.

A check valve stops the water in the discharge pipe from falling back into the pit each time the pump shuts off. Without one, the pump works harder and runs more often. We check that yours is installed and holding as part of every sump pump visit.

Call (443) 630-9804 right away. Emergency service is available, and we will tell you how fast we can get there. In the meantime, keep clear of standing water near outlets or electrical equipment and move what you can off the floor.
